Pennsylvania’s housing market remained stable in August, reflecting consistent trends in home prices, demand, and supply, according to the latest report from the Pennsylvania Association of Realtors® (PAR). The median home sales price for the month held firm at $305,000, which aligns with July’s figures. This represents a 7% increase from August of last year when the median price stood at $285,000.
The number of homes sold was constant at 11,514 in August, which was down just 1% year over year. Meanwhile, the housing inventory saw some improvement, with 37,664 listings in August, a 3.5% rise from August 2023.
PAR President-elect Bill Lublin noted that statewide prices and inventory remain stable, though local marketplaces may vary. “We continue to see multiple offers on properties, although in fewer numbers than we saw a year ago. This offers buyers an opportunity to be able to purchase a home,” he said.
Additionally, a recent announcement from the Federal Reserve lowering interest rates by half a percentage point is expected to provide a boost to buyers, offering them increased purchasing power as they navigate the current market. Overall, Pennsylvania’s housing market continues to offer encouraging signs for both buyers and sellers alike.
